As of October 2026, homes in Old Town Alexandria's 22314 ZIP sold at a median of $849,133 over the three months ending August, up 2.9% from a year earlier. Price per square foot rose 5.6% to $613. Redfin counted 199 sales in August, at a median 99.6% of list. At the median with 20% down and Freddie Mac's 7.40% average, principal and interest run about $4,703 a month, and the city's $1.135 tax rate adds roughly $803.
My read: Old Town is still competitive, and well-priced homes still draw more than one offer. Homes are taking about 11 days longer than last year, though, and fewer sell over asking. Rates did more to raise the monthly payment than prices did.

Old Town sits at the convergence of the George Washington Memorial Parkway, U.S. Route 1, and Interstate 495 (the Capital Beltway), with three Metro stations (King St–Old Town, Braddock Road, and Eisenhower Avenue) on the Blue and Yellow lines. Little-known Old Town Alexandria history.
Few American neighborhoods wear their history as openly as Old Town. Founded before the United States existed, it has been a tobacco port, part of the nation's capital, and a wartime torpedo plant and most of those stories are still written into the brick and cobblestone underfoot.
Chartered by the House of Burgesses
On May 2, 1749, Scottish merchants led by John Carlyle and William Ramsay petitioned Virginia's colonial legislature to establish a town on the Potomac and Old Town was born.
After the Alexander family
The land belonged to Philip Alexander II, who initially opposed the town. When petitioners offered to name it "Alexandria" in his family's honor, he came around.
One of America's ten busiest ports
A 1732 tobacco-inspection warehouse near today's Oronoco Street seeded the settlement. Below the Potomac's fall line, Alexandria was the furthest point ocean-going ships could reach.
George Washington's home town
As a teenager Washington helped survey the streets; he later kept a townhouse on Cameron Street, worshipped at Christ Church (pew 60), and dined at Gadsby's Tavern — Mount Vernon is nine miles south.
Once part of Washington, D.C.
Alexandria was ceded to the new federal District of Columbia, then retroceded back to Virginia in 1846 — a boundary quirk you can still trace at Jones Point.
The Torpedo Factory
Built as a U.S. Naval Torpedo Station, the riverfront plant made torpedoes through World War II, closed in 1946, and reopened as one of America's largest collections of artist studios.
Old Town Alexandria trails, parks, and open space.
The Potomac shoreline is Old Town's backyard. Riverfront parks run from Oronoco Bay to Jones Point, the Mount Vernon Trail passes right through town, and the City of Alexandria protects more than 900 acres of open space.
Old Town's riverfront parks
A chain of parks lines the Potomac. Waterfront Park (1.37 acres) at the foot of King Street has boat docking and river seating. Founders Park (4.67 acres) adds a dog exercise area and volleyball, and Oronoco Bay Park (5.08 acres) hosts events and trails. South of Duke Street, Windmill Hill Park (3.43 acres) has a playground, basketball and sand volleyball.

The Mount Vernon Trail is an 18-mile paved path from George Washington's Mount Vernon to Theodore Roosevelt Island, and it runs straight through Old Town along the river. It carries more than one million walkers and cyclists a year, and it passes Reagan National Airport and Gravelly Point on its way north.

Under the Woodrow Wilson Bridge, Jones Point Park pairs history with play. The Jones Point Lighthouse began guiding ships in 1856, and the District of Columbia's first boundary stone was set here in 1791. Today the park has two fishing piers, a canoe launch, two playgrounds and two basketball courts.

She and her husband Dave were both very knowledgeable about the process and took the time to listen to my needs and help me find a place that was the best fit for me. I never felt rushed or pressured. They were responsive and attentive throughout the entire process. It honestly couldn't have been a better experience and I would recommend them to anyone looking for a home or condo. "
Patty and Dave are the best! They are great to work with. They spent nearly a year with us, allowing us to take our time to explore different areas in the DMV to figure out where we could see ourselves living. They very quickly learned what we were looking for and were always patient -- never pressured us in any direction, but provided extremely helpful insight. Super knowledgeable and great people. Highly recommend! Great for first time home buyers as they take the time to explain each stage of the process to you.
As a first time homebuyer, Patty and Dave were incredibly helpful. They listened really carefully to what we wanted, curated a list of houses that was very appropriate to our (oddly specific) needs. When we found the perfect house - with little time to spare before the bidding period closed - they worked really fast to put together a compelling offer. And we got the house! They are hardworking, knowledgeable, and truly want the best for their clients. I would absolutely use their services again, and recommend them to everyone I know who are currently looking for houses.

She has guided everyone from first-time buyers to general officers with the same level of dedication.

Begin the ConversationOld Town Alexandria real estate, answered
Start by getting pre-approved with a lender so you know your budget and can make a strong offer. Then we tour homes including off market listings submit an offer, and once accepted, complete inspections, appraisal, and financing during the contract period before closing. Even with homes taking about 41 days in 2026, the best ones still move fast, so being fully underwritten and decisive matters. I guide you through every step.
We price your home using current 22314 comparables ("comps" — recent sales of similar nearby homes), prepare and stage it, then market it with professional photography across Compass, Bright MLS, Zillow, and more. In August 2026, 22314 homes sold at a median 99.6% of list, but only move-in-ready, competitively priced homes do that. Presentation and pricing strategy are everything.
Old Town is still competitive, but it is cooling. As of October 2026, the 22314 median rose 2.9% to $849,133, yet homes took 41 days to sell, 11 more than a year earlier, and fewer sold above list. Buyers have more room on homes that sit, while the best homes still draw offers. See the Housing Pulse for every signal.
It depends on price and loan type. Old Town condos can start in the $250K–$400K range while the 22314 median was $849,133 over the three months ending August 2026. Down payments range from 3–5% on many loans up to 20% to avoid mortgage insurance, plus closing costs of roughly 2–5%. Veterans and active military may qualify for zero-down VA loans. I will connect you with trusted local lenders.
Real estate commissions are negotiable and not set by law. Following recent industry changes, buyer and seller agent compensation is discussed and agreed upfront in writing. Sellers also budget for prep, staging, and standard closing costs; buyers budget for inspections, appraisal, and closing costs. I will walk you through every number before you commit so there are no surprises.
Escrow is a neutral third party that holds your deposit and funds until the sale closes, protecting both sides. A contingency is a condition that must be met for the deal to proceed common ones cover the home inspection, appraisal, and financing. If a contingency is not satisfied, you can typically renegotiate or walk away with your deposit. I make sure your contract protects you.
Old Town is served by Alexandria City Public Schools, an independent city division. Lyles-Crouch Traditional Academy and the Jefferson-Houston PreK-8 IB School serve the area, feeding George Washington Middle and Alexandria City High School (the former T.C. Williams), which holds a GreatSchools rating of 4/10. Always confirm current attendance boundaries for a specific address.
It depends on your lifestyle. Choose the Historic District for waterfront walkability, Del Ray and Rosemont for a family Main-Street feel, Carlyle and Old Town North for low-maintenance condos near Metro, Fords Landing or Yates Gardens for quiet townhomes, and Cameron Station or Potomac Yard for newer construction. I will match neighborhoods to your priorities.
Absolutely — relocation is a specialty. Having moved often as a child, I know how stressful it is, and I work with many clients moving to the DMV to serve our country. I offer virtual tours, neighborhood video walkthroughs, and remote document signing, and can coordinate everything so you can buy with confidence before you ever arrive in Alexandria.
Get fully pre-approved, understand your true monthly cost, and explore low-down-payment and first-time-buyer programs including Virginia Housing options and VA loans for service members. With rates near 7.40% in October 2026, knowing your real monthly payment matters, and a strong, clean offer still wins the best homes. I was interviewed by The Washington Post on exactly this, and I will coach you through it.
The median 22314 home took about 41 days to go under contract in August 2026, though well-priced, move-in-ready homes can go faster and unique or higher-priced properties may take longer. The full timeline from listing to closing is usually 30–60 days once you have an accepted offer. Pricing and presentation are the biggest levers on speed and final price.
Historically, yes. Old Town benefits from constrained supply, a diverse and stable buyer pool, walkability, and proximity to D.C., the Pentagon, Reagan National Airport, and Amazon's HQ2 — which is why the area rarely sees dramatic downturns. Condos and townhomes also offer strong rental demand. I help investors evaluate cash flow, appreciation potential, and the right buildings.
Online estimates are a starting point but often miss condition, upgrades, and hyper-local Old Town nuances. I provide a complimentary, data-backed home valuation using recent 22314 comparable sales and an in-person walkthrough, so you get a realistic price range and a strategy to maximize your return. Call 571-525-8250.
Patricia A Smith of Compass is one of Old Town's most experienced agents. Patty and David Smith have helped DMV buyers and sellers since 2006, with more than $500 million in lifetime sales and about $50 million a year. They ranked in the top 1% of Coldwell Banker agents worldwide from 2019 to 2025 and were named to the RealTrends Top 1,000 for 2026. Call 571-525-8250 to talk through your move.
Usually, yes, but check the rules first. Long-term leases work in most homes, though many condo and HOA communities cap rentals or set minimum lease terms. Renting short term for more than 10 days a year needs a City of Alexandria Short-Term Residential Rental Permit from Planning & Zoning, at $350 a year if you do not live there or $100 if you do. Hosts also collect sales and lodging taxes. I review the condo documents and permit rules before you offer.
